Why is the template cheaper? The template includes no inventory or inspection report. Article 3(2) of Decree-Law 160/2006 provides that, absent that description signed by both parties, Article 1043(2) of the Civil Code applies — the premises are presumed to have been delivered in good condition. To deduct from the deposit at the end of the lease, the burden of proof then falls on the landlord.
