These Terms govern your use of this site and of the documents generated here (the "Service"). By creating an account or making a payment you accept them. The Portuguese version is the reference text; in case of divergence with the translations, the Portuguese version prevails.

1. Nature of the Service

The Service is not a law firm and does not provide legal services. It generates documents from the data you enter, applying templates drafted on the basis of Portuguese legislation.

The generated content is informational and is a starting point. It does not constitute legal, tax or financial advice, does not replace review by a qualified professional, and creates no attorney-client relationship between you and the Service, or between you and any professional who may have contributed to the templates.

The Service does not warrant that a generated document is suitable for any particular situation, nor that it will be accepted by third parties, by a land registry office, by the tax authority or by a court.

2. Your obligations

You undertake to: (a) enter true, complete and current data; (b) carefully read and check the whole generated document before printing, signing or giving it to anyone; (c) ensure you have authority to contract in respect of the property concerned; (d) comply with your own legal obligations, in particular registration and tax-filing duties.

Checking the document before signature is your sole responsibility. The Service does not review, validate or approve individual documents.

3. Legislation behind the content, and updates

The templates are based, among others, on the Civil Code (articles 1022 et seq.), the New Urban Lease Regime (Law 6/2006) and Decree-Law 160/2006, as in force on the date the document is generated.

The law changes. A document generated today reflects today's law and is not updated automatically after download.

4. Price, payment and invoicing

Prices are those shown on the site at the time of purchase and include applicable VAT. Payment is processed by Paddle, which acts as Merchant of Record and issues the corresponding invoice.

Each payment unlocks one document. An unlocked document may be edited and downloaded as often as you wish, subject to the limits shown in the Service regarding identification fields already paid for.

5. Right of withdrawal (consumers)

As this is digital content supplied without a tangible medium and performed immediately, by confirming the purchase you expressly request immediate performance and acknowledge that, once the document has been downloaded, you lose the 14-day right of withdrawal under Decree-Law 24/2014 (article 17(1)(m)).

If the document has not yet been downloaded, you may request a full refund through the email address shown at the end of this page.

6. Limitation of liability

The Service is not liable for: (a) errors in the generated content arising from incorrect, incomplete or outdated data entered by you; (b) the document's unsuitability for your particular situation; (c) legal, tax or financial consequences of entering into, performing or terminating the contract; (d) loss of profit, loss of rent or indirect damage.

To the extent permitted by law, the Service's total liability to you, on any basis, is limited to the amount actually paid by you for the document concerned.

Nothing in these Terms excludes or limits liability for wilful misconduct or gross negligence, for damage to life, physical integrity or health, nor does it set aside rights that the law mandatorily grants to consumers, in particular those under Decree-Law 446/85 on general contractual terms.

7. Intellectual property

The generated document is for your own use, including professional use in managing your own property. Reselling, redistributing or offering the templates as a competing service is not permitted.

8. Account and misuse

You are responsible for keeping your credentials safe. The Service may suspend accounts used for unlawful purposes, to circumvent payment, or in ways that compromise the operation of the site.

9. Governing law, jurisdiction and dispute resolution

Portuguese law applies. If you are a consumer, you keep the right to bring proceedings in the courts of your domicile and to use consumer alternative dispute resolution entities (Law 144/2015), as well as the European online dispute resolution platform.

For that purpose, and under article 18 of Law 144/2015, the competent consumer alternative dispute resolution entity is CNIACC — Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (www.cniacc.pt), of general competence and national scope. The European online dispute resolution platform is also available, at ec.europa.eu/consumers/odr.

10. Changes to these Terms

These Terms may change. The version applicable to each purchase is the one you accepted at the time of payment; its identifier is recorded with that order.
